Transforming a former brownfield site into a new waterfront destination on the Grand Union Canal, the project brings together flexible living, work, wellness, hospitality and community uses around a new urban courtyard opening onto the canal.

A great start to the week- our Float House project has been shortlisted for the AJ Architecture Awards 2026 in the Project under £500,000 category! 🥂
Moored on the Grand Union Canal in north-west London, Float House explores the possibilities of creating a home in difficult-to-reach and confined waterside locations. Designed as a potential prototype for future floating living, the project brings together sustainable materials, practical construction and a strong connection to its unique setting.

The heart of Leo`s House.
The scheme is organised around a central courtyard - a contemporary interpretation of a medieval town square. This becomes the activated hub of the club: a flexible, multi-functional gathering space that anchors the entire development.
The courtyard acts as a children`s activity zone, including dress-up and imaginative play settings, while also serving as an outdoor event space, screening venue, presentation space and community hub.
It operates as a dynamic "stage set" - adaptable throughout the day and evening, supporting both family-focused programming and adult-oriented events.

The scheme recently received planning permission and transforms a former light industrial site in Clapham into a new family club for @ourhouseclubs.
Celebrating the existing architecture, the design creates a welcoming sequence from street to square, balancing energetic family spaces with quieter places to work, relax and recharge.

Leo`s House for @ourhouseclubs in Clapham received planning permission in March.
Transforming a former light industrial site into a new family club, the design embraces the character and scale of the existing building to create a distinctive destination for families. Inspired by the journey from street to square, the scheme guides visitors through a sequence of vibrant shared spaces before opening into the social heart of the club.
Grounded in a palette of warm, natural materials, Leo`s House balances lively family spaces with calm adult sanctuaries- creating a place for togetherness, wellbeing and moments of quiet retreat, all under one roof.
