Moda Embassy Boulevard. Our first completed project with @livethemodalife and their first rental homes in London. Located in the heart of Nine Elms, @embassyboulevard brings 467 rental homes set across two blocks and sets a new benchmark for premium rental living.
The two blocks were designed to work together but stand alone. Block E was conceived as a garden pavilion space over-looking the Linear Park. The textured raffia lowered canopies in the entrance lounge space lead the eye visually through space as it turns the corner into the flexible co-working lounge and residents lounges. The material palette is light pastel tones of greens and stone, complementing the Architectural palette and bringing this indoors. Extensive amenties also include a private dining and events space, library, screening room and games room.

The two blocks were designed to work together but stand alone. Block F includes its own reception, lounge and workspace and the gym. The design takes inspiration from the delicate metalwork of the flower market that used to occupy the site. Dark timber floors, brickwork, ceramic tiles and chequerboard floor tiles paired with bronze metalwork and skirting details create a refined sense of light industrial influence.

Another award shortlist for Mason & Fifth Westbourne Park!
We’re delighted to share that the project has been shortlisted for the NLA Awards 2026 in the Retail & Hospitality category.
Transforming a former brownfield site into a new waterfront destination on the Grand Union Canal, the project brings together flexible living, work, wellness, hospitality and community uses around a new urban courtyard opening onto the canal.
With architecture by AHMM and interiors by TiggColl, the scheme draws on the eclectic character of West London, combining natural materials, textured finishes, warm lighting and bespoke details to create a welcoming ‘home from home’ throughout the shared spaces.
The winners will be announced at the NLA Awards on 19 November 2026 - fingers crossed!

Moored on the Grand Union Canal in north-west London, Float House explores the possibilities of creating a home in difficult-to-reach and confined waterside locations. Designed as a potential prototype for future floating living, the project brings together sustainable materials, practical construction and a strong connection to its unique setting.

The heart of Leo`s House.
The scheme is organised around a central courtyard - a contemporary interpretation of a medieval town square. This becomes the activated hub of the club: a flexible, multi-functional gathering space that anchors the entire development.
The courtyard acts as a children`s activity zone, including dress-up and imaginative play settings, while also serving as an outdoor event space, screening venue, presentation space and community hub.
It operates as a dynamic "stage set" - adaptable throughout the day and evening, supporting both family-focused programming and adult-oriented events.

Designed and made in-house, this model of Leo`s House brings the project off the screen and into the studio.
The scheme recently received planning permission and transforms a former light industrial site in Clapham into a new family club for @ourhouseclubs.
Celebrating the existing architecture, the design creates a welcoming sequence from street to square, balancing energetic family spaces with quieter places to work, relax and recharge.

Leo`s House for @ourhouseclubs in Clapham received planning permission in March.
Transforming a former light industrial site into a new family club, the design embraces the character and scale of the existing building to create a distinctive destination for families. Inspired by the journey from street to square, the scheme guides visitors through a sequence of vibrant shared spaces before opening into the social heart of the club.
Grounded in a palette of warm, natural materials, Leo`s House balances lively family spaces with calm adult sanctuaries- creating a place for togetherness, wellbeing and moments of quiet retreat, all under one roof.

Peeling back the layers reveals how our modular building at Chapter Westminster nestles beneath the Victorian viaduct. Following the curve of the historic brickwork, the structure creates a series of generous vaulted spaces, sheltered from the noise and vibration above.
Curved plywood panels and demountable joinery line the interior, echoing the rhythm of the mass timber structure behind.
One of the key challenges was integrating the heating, ventilation and air conditioning systems discreetly within the architecture. Carefully concealed within and beneath the joinery, the services weave through the space before reaching the rear of the arches.

Designed for @teamgreystareurope Beneath one of the busiest stretches of railway in the UK, three railway arches in Lambeth are being transformed into calm, high-quality interior spaces.
With up to 180 trains passing overhead every hour, the project tackles the challenge of vibration and noise through an innovative timber "box within a box" construction. Developed in collaboration with @xylotekltd , @engenuiti and KP Acoustics, the modular mass-lining system is supported on more than 300 springs, acoustically isolating the new interiors while maintaining Network Rail access requirements.
Beyond the creation of three new spaces, the project explores a repeatable and demountable approach to adapting railway infrastructure.
While arches have long been repurposed across London, this system has the potential to unlock many more underused structures in the future.
