Cavendish Road

The two corner sites are located in Northwest London, adjacent to Queen’s Park. Despite being designed at different times, both share a common response to their immediate context, driving the innovative designs.
The newly consented scheme on each corner promises to deliver 21 new homes, complete with associated amenity spaces for residents. Additionally, its elderly neighbouring corner has undergone the redevelopment of an existing detached block, replaced by a new six-storey structure comprising 19 flats.
Despite sharing a design philosophy, each project responds to a distinct client and brief, ensuring a tailored approach to meet unique aspirations. We devoted considerable time to honouring the architectural heritage of the local conservation area, reinterpreting details from grand Victorian houses. This thoughtful adaptation allows our contemporary developments to seamlessly integrate with and contribute to the surrounding context.
Our carefully curated material palette reflects the residential brick tones of the vicinity, aligning with the neighbouring consented scheme across the road.
However, the intention is to grant each of the two buildings distinct individual identities within the streetscape. Embracing circular economy principles, we aim to reuse original brick stock from the demolition of existing structures on the site in the creation of the new homes.

The scale of development, the size and positioning of openings, and the choice of materials have all been meticulously selected to harmonize with the surroundings. Bay windows pay homage to neighbouring properties, while balconies and the layout of primary outlooks within the dwellings maximize south-facing opportunities.

At street level, we introduce a communal outdoor space, creating an area for occupants to gather. Alongside this, ground-floor dwellings enjoy generous private gardens to the front and rear, fostering a sense of community and individuality within the transformative design of these corner sites.
